FEE STRUCTURE FOR LANDLORDS

LET ONLY FEE

60% INCLUDING VAT (50% PLUS VAT) OF PROPERTIES RENT, MINIMUM FEE OF £360.00 INCLUDING VAT (£300 PLUS VAT)

For example, if we achieve a monthly rental income of £650.00, we would be entitled to £390.00 including VAT (£325.00 + VAT). Additional service fees for let only properties are as follows;

INVENTORY (UNFURNISHED) £90.00 including VAT (£75.00 + VAT)
INVENTORY (FURNISHED) £120.00 including VAT (£100.00 + VAT)
CHECK OUT £120.00 including VAT (£100.00 + VAT)
CREDIT CHECKS£24.00 including VAT (£20.00 + VAT) PER PERSON
INSPECTIONS £36.00 including VAT (£30.00 + VAT)
DUPLICATION OF KEYS£7.20 including VAT (£6.00 + VAT) A KEY

MANAGEMENT FEE

12% INCLUDING VAT (10% + VAT) OF MONTHLY RENT & A SET UP FEE OF £240.00 INCLUDING VAT (£200.00 PLUS VAT).

For example, if we achieve a monthly rental income of £650.00, we would be entitled to £78.00 including VAT (£65.00 + VAT). Additional service fees for managed properties are as follows;

Abortive Fee

Where a Landlord declines the tenancy other than because the prospective tenant has failed referencing, please be advised that the administration fee shall be refunded in full to the tenants. The Landlord will be liable for the costs of the returned fees (£200.00 inclusive of VAT for a sole tenancy and £250.00 inclusive of VAT for a joint tenancy) incurred by the agent in pursuing the references.

Termination of Management Services

Priory Lettings requires three months’ notice in writing from the Tenancy date to cancel our management services. The cost of this shall be one month’s rental income inclusive of VAT. Priory Lettings can terminate the management of the contract immediately if the Landlord has acted with negligence.
